That’s a common observation when clients and I stand around the pool after taking a walk around the property.

In most cases, the pool isn’t the problem. It’s the space around it. Surprised? Most are!

As a registered landscape architect I study how the space connects to the home and other structures like outdoor kitchens and bath houses. I consider the grading and elevation relationships, circulation and gathering areas, views from inside the home, and long-term property planning. It also allows us to plan projects in phases when appropriate, aligning investment with a long-term vision for the property.

Timing a Pool Renovation in Northern Virginia

One of the most common questions we’re asked: “If we start now, will we be swimming this season?”

The advantage of a pool renovation project is that, in many cases, it does not require the same level of site engineering, county approvals, and structural permitting as a brand-new pool. That alone can save months in the timeline and significant soft costs associated with new construction.

Because the primary structure already exists, design can move more efficiently, permitting is often simplified, and construction durations are typically shorter. For clients who begin the design process in fall or winter, construction can start in late spring — with swimming possible later that same season while final landscape elements are still being completed.

And in our region, many of our clients keep their pools open well into fall — often into October and even November — which allows them to fully enjoy that first year. The earlier the planning begins, the more flexibility there is to maximize that window.
